TERMS & CONDITIONS FOR CARLOGIE HOUSE, HOLIDAY ACCOMODATION

Contract and Booking
When you (The Customer) make an online booking you will receive a provisional booking confirmation by email from Holiday Rental Scotland Limited (The Owner). This does not form a Contract between us until your deposit is paid and your booking has been confirmed by us in writing by post or email.

The Customer must be over 25 years old. By making this booking, the customer confirms they have authorisation from others in their party to do so and have agreed to these Terms and Conditions.
When you receive Confirmation of Booking, please check the details carefully and advise immediately if anything is incorrect. The Owner cannot be held liable for any incorrect details provided by the Customer.

Payment & Cancellation
An initial deposit of 25% of the full price is required to confirm the booking. The deposit is non-refundable after 7 days from the date of booking.
The balance payment is to be paid 8 weeks before The Customer is due, or immediately if less than 8 weeks. Payments can be made by Bank Transfer or alternatively by cheque or online. A charge may be made for card payments by the online booking system.

Please look after the property as if it is your own. We also request a £500 security deposit. The cost of any damage, breakages or excess cleaning will be deducted from the deposit and the remainder returned to you. We reserve the right to invoice the Customer for any replacements and additional costs incurred.
Our maximum liability to you on any grounds whatsoever is limited to the amount The Customer has paid us prior to any problems arising, save for personal death or injury caused through our negligence.
In the event of a cancellation by the Customer, a minimum of eight weeks’ cancellation must be given and a cancellation charge of 25% of the agreed rent will be made. In the event of later cancellations, The Customer will remain liable for the whole agreed rent. We can try to re-let the House for you if you give us enough warning. In the event of re-letting taking place a 10% administration charge will be made. We do however, strongly advise that you take out your own holiday insurance to cover in the event that you have to cancel.
If The House is unavailable due to circumstances beyond the reasonable control of The Owner, we will try to provide an alternative agreed date. If the Customer does not wish an alternative date the full rent will be refunded.

Arrival/Departure
The House will be ready for use from 4pm on your day of arrival. Check-out is at 10am on your last day.

Information Booklet
The House has an information booklet. It is a condition of our T&Cs that you respect the facilities and comply with any user conditions documented in the Booklet.

Property Care & Visitor Obligations
Smoking is prohibited. A maximum of 2 Dogs are permitted but please ensure that they are kept out of the bedrooms and off the furniture at all times. Any fouling in the garden area must be removed immediately and is the responsibility of the user and/or dog owner.

The maximum number guests allowed in the house is restricted to 24. This number can only be exceeded in relation to day guests where the booking is for a wedding and numbers agreed in advance. Please refer to Wedding Terms and Conditions. The House must not be sub-let.

On no occasion are more that 24 guests allowed to sleep in the house.

Any damage noted on arrival by the Customer must be reported immediately so that we can arrange repair/replacement and you are not held liable. Please report any breakages or damages that have occurred during your stay. Please leave the house in a clean and tidy condition otherwise you may be liable to extra cleaning costs. The Owner has the right to enter the cottage at any reasonable time for the purposes of repairs and also in case of an emergency situation at any time. It is the responsibility of the Customer to ensure that all party members behave in an appropriate manner. Failure to do this may result in The Owner asking you to vacate the premises on demand without payment of compensation.

Noise
Please respect neighbouring properties and ensure noise, particularly external noise in the hot tub area is kept to a minimum after 10.00pm.

Security
The Owner does not accept any liability for loss or damage to personal property or vehicles. Please ensure that your vehicles are securely locked.

Rent
Linen, light, heat, VAT and kitchen equipment are all included in the rent. Please use The House responsibly.

Owners Liability
The Owners legal liability will not, under any circumstances, exceed the rental paid for the house (save for personal injury or death caused by the negligence of The Owner).
